Developer Kolter Urban has proposed a two-tower development on the site of the Hilton St. Petersburg Bayfront in Pinellas County. If approved, the 44-story venture would be one of the largest condo developments in the area’s history.
Current plans call for two towers measuring 509 feet above grade, featuring 325 condos. There would also be close to 18,000 square feet of commercial space and a 591-spot parking garage. St. Pete Rising reports that Kolter would also reserve 207 spots in the adjacent Saltaire parking garage. In total, the two towers would require 1.32 million square feet of new construction – nearly four times the square footage of the 1970s-era hotel.

The multi-million-dollar venture would occupy a 3.01-acre site and entirely replace the Hilton hotel on the site. Kolter purchased the parcel for $96 million in 2023. Initially, the firm wanted to redevelop the hotel with a singular residential building, but plans later shifted. Our sources suggest that the towers may be developed under the Ritz Carlton banner, although this hasn’t been officially confirmed.
Kolter’s two-tower project is slated for the northeast corner of 2nd Street South and 4th Avenue South, specifically 333 1st Street South, St. Petersburg, Florida, 33701, in Pinellas County.
