Total demolition permits have been filed for a single-story building at 30 Northeast 39th Street in Miami’s Design District. The 6,232-square-foot structure was built in 1920 according to property records, and was used as a commercial building with retail purposes. The interior lot spans 6,756 square feet and is located on the northeast corner of the block, bound by NE 39th St. on the North and NE Miami Ct. on the West. This parcel of land, along with the 14,434-square-foot parcel 3825 N. Miami Ave. on the northwest corner of the block, will eventually make way for The Ursa, a 15-story Class-A office building designed by Arquitectonica and developed by Sun King LLC, an entity affiliated with Design District real estate developer Dacra led by CEO and President Craig Robins. The development was originally proposed to yield 180,000 square feet of leasable office space and 6,800 square feet of ground floor retail with museum-quality exterior public art and interior art curated by Daniel Arsham.
First reported by The Next Miami, on February 18, 2022, the developer signed a utilities deal with Miami-Dade County to supply water and sewer connections for up to 162,697 square feet of office space 6,995 square feet of retail, which is slightly skewed from the proposed spaces filed in January 2022 with county planners. This is good indicator that the project is in fact moving forward. The building would occupy nearly half of the north portion of the block, sitting north of Interstate 195 and it’s NW 38th Street West-bound ramp.
The structure is projected to rise over 200-feet, with floor-to-ceiling heights in the approximate range of 14-feet. According to the developer, The Ursa will feature world-class architecture all while creating art forms out of the office spaces. The exterior of the building features a unique array of outdoor terraces that wrap around the main elevations and is framed in concrete clad in light-stone colored panels with subtle curving corners.

No demolition contractor is listed in the permit filing, but the cost of the work is estimated at $25,000. The application was created on January 18, 2022, and have been pending for a little over a month now. No demolition permits have been filed for the west parcel at 3825 N. Miami Ave. as of yet.
