The Vestcor Companies Inc. hopes to move forward with an affordable housing complex in Jacksonville, Florida. The community is intended for seniors over 55 years old who meet certain criteria. Per the Jacksonville Daily Record, plans call for 90 apartments.
Of those 90 apartments, two are studios, 59 are one-bedroom homes, and the remaining 29 are two-bedroom homes. Rent starts at $826 a month. Ryan Hoover, the president of TVC Development Inc., told the Jacksonville Daily Record that 81 of the units are set aside for those making 60 percent of the area median income (AMI).
The other nine are for those making 33 percent of the AMI. Communal amenities include a fitness center, movie theater, and common area. WJCT News reports that, if approved, the community could cost $23 million to build.
It calls the venture “Melissa Grove.” The community would rest on a 7.5-acre build site. Google Earth shows that the build site is presently undeveloped and directly east of the Cedar River. Group 4 Design, Inc. is Melissa Grove’s architect.
TVC Development is the developer, Abbey Civil Engineers, Inc. is the civil engineer, and Summit Contracting Group is the general contractor. Sources report that construction could start in Spring 2023, although this hasn’t been officially confirmed by developers.
Melissa Grove’s address is listed as 1232 Lane Avenue South, Jacksonville, Florida, 32205, in Duval County.
