In December 2022, developers received approval for Brightshore Village, a mixed-use venture on a 700-acre build site. Per Gulfshore Business, the “primarily residential development” will feature 2,000 housing units––170 of which will be designated as affordable housing. Very little is known about the residences at this time, except that most will be at-rate units.
Additionally, Brightshore Village will include anywhere from 106,000 square feet to 120,000 square feet of retail space. The community is very similar to Hyde Park Village and Ave Maria (two developments in Collier County) in that it’s part of the Stewardship Receiving Area.
The initiative allows developers to build in ecologically sensitive areas while also preserving natural Florida habitats. NBC 2 notes that this “leave(s) three acres available for wildlife conservation for each acre developed.”
Sources report that construction on the multi-million-dollar venture could take two years. If construction started this year (which hasn’t been confirmed), units could start leasing in 2025 or 2026.
Brightshore Village aims to accommodate Florida’s growing population. The Daytona Beach News-Journal reports that since 2020, Florida’s population has increased by more than 700,000 people. This has prompted developers to build communities in previously vacant areas.
Brightshore Village will be located northwest of Immokalee Road and Everglades Boulevard in Collier County.
