In January 2022, the team at Florida YIMBY reported on Aletto at Sanborn Square. Now, more than a year later, we’ve learned of some changes to the original proposal. Initially, the venture was to comprise two high-rise buildings, 360 parking spots, and more than 120,000 square feet of new construction.
According to the South Florida Business Journal, new plans call for three structures. The 10-story tower will measure 120,642 square feet, the six-story building will measure just over 34,000 square feet, and the last structure, a 215,000-square-foot parking garage, will offer 550 spots.
The venture will offer class A office space.
The extended parking aims to benefit both visitors to Aletto at Sanborn Square and those in the downtown area. There will be electric car charging stations available to the general public.
Plans in 2022 called for residential space. However, those plans have been scrapped in favor of more commercial and Class A office space. Demolition has already started on the already-existing structures on the 1.31-acre build site.
Construction calls for three buildings, with the tallest being 10 stories.
Vander Ploeg and Associates designed Aletto at Sanborn Square. Compson Associates is the developer, and Attorney Mitch Kirschner is representing the developer in the applications.

I like the fact that blank wall of the Northeast First Avenue building facing Palmetto Park Road has been eliminated, as well as the “Swiss cheese” parking garage of the Palmetto Park Road building facing west, but the buildings seem more squat without the commanding corner spires. Not to mention the parking garage is oriented to Boca Raton Road, once the city’s main street, now a glorified alley. Another downgrade for Downtown Boca Raton’s “gateway.” Never forget RAM’s grand office tower scrapped for a Hyatt Place (i.e., Hyatt’s version of Holiday Inn Express) on some of the most valuable real estate between West Palm Beach and Miami.
