Village Place to Replace Defunct Mall at 101 U.S. Highway 1, North Palm Beach, FL

The Twin City Mall in South Florida could get redeveloped into a mixed-use project. The struggling mall opened in 1971, and since then, many plans have been discussed to replace it. Now, our sources indicate that Village Place could soon come to fruition.

The 14-story project would reach completion in three phases, offering 947 multifamily units and 206 senior living residences. Plans also call for 222 hotel rooms and 131,000 square feet of retail. Both residents and shoppers alike will enjoy the 1.08 acres of open green space.

The project would replace the Twin City Mall.

NP Devland Holdings LLC purchased the 127,282-square-foot shopping center for $19 million in April 2022—equating to $149 a square foot. The property doubled in valued since it last traded hands in August 2021, selling for $8.75 million. Most of the retail plaza is vacant, save for various small businesses and BurgerFi’s headquarters.

The developer is working with both Gensler and 2GHO on Village Place’s design. Village Place cannot exceed more than 1.58 million square feet. The Palm Beach Post notes that construction on Village Place is not expected to start before 2025. It also reports that the project has been met with some controversy, with some local residents concerned about the residential density.

  1. Great ideas on reuse of an outdated space. Increasing housing and density is a plus. Hopefully, they will incorporate as much green space and allow and plan for alternate transportation away from cars to enhance the pedestrian and biking experiences.

  3. Please help to Palm Beach Post we r two elderly people renting a guest house ROOM, we r being asked to leave because they already have this for someone else coming in on the 6 the of
    January!! Unbelievable because they never told us we would have to leave
    Until maybe a year or two, now the other guests are staying been her 2 yrs !! We understand they are there own people,but should of gave us at least 30 days to find a place we r elderly people but have illness in my stomach that s. Very pain fill, and my husband isill also a little bit of High blood pressure, we r in need of a room to rent or especially a apt but we only receive 1900 per month each month
    Please help us if anyone else can see this we don’t have any family or friends thank you are friends in church would like to help but they own home s ??

    Should be redeveloped for commercial purposes. We don’t need over 1000 residential units and all the extra traffic that our roads can’t handle.
