Our sources point to an exciting residential venture slated for Hollywood, FL. Neal Development and Guardian Properties have joined forces and founded affiliate GN Dixiana LLC.
The pair hope to move forward with a 10-story complex that will replace a smaller, one-story housing development built in 1945. Per the South Florida Business Journal, the mid-rise project (called the Dixiana Apartments by some sources) will rest on a 20,953-square-foot build site, offering 70 apartments.
The 10-story building would replace this 13-unit apartment complex.
Homes will measure 470 square feet to 973 square feet, offering studio to two-bedroom apartments. Communal amenities would include a sixth-floor swimming pool, 89 parking spots, and 1,317 square feet of other amenities (such as a fitness center).
The Dixiana Apartments would rest on a build site measuring less than an acre, with the tower itself requiring 63,055 square feet of new construction. Developers secured the property for $2.2 million in July 2023. Ideally, groundbreaking will start by the end of this year. Kaller Architecture designed the community.
The new venture would be located in Hollywood, FL.
Records show that the Hollywood-based firm presently has 29 projects in its pipeline, costing an estimated $423.8 million total. The Dixiana Apartments could soon unfold at 182 Dixiana Street, Hollywood, FL, 33020, in Broward County. It would lie east of I-95.
