Developers hope to get final approvals for the Preserve at Wards Creek, a 19-acre affordable housing complex in St. Johns County. Our sources report that the venture would offer 288 residences, with floorplans ranging from two-bedroom to four-bedroom units. They would be divided among multiple three-story structures, per the Ponte Vedra Recorder.
Homes are aimed at those making around 60 percent of the area median income. For a one-person household to qualify, they would have to make around $37,000 a year. The Jacksonville Business Journal reports that rent would range between $1,100 to $1,500 a month. Plans call for 618 parking spots.
The project would be built behind this U-Haul building.
Communal amenities could include a swimming pool, fitness center, event space, children’s playground, and walking path. Dominium is the developer. A representative told News4Jax that the Preserve at Wards Creek hopes to provide financially accessible housing to “people starting their career out, young professionals, people working in the hospitality and leisure industries” who are being priced out of the region.
Our sources indicate that if all goes according to plan, the Preserve at Wards Creek could open for occupancy as early as January 2027. However, the project is not without challenges.

To move ahead, developers are asking to have the parcel rezoned from Open Rural to Planned Unit Development. It’s also asking for a “Comprehensive Plan modification from Agricultural-Intensive to Residential-D.” Some residents who live near the proposed build site fear that an affordable housing development would bring down their property values and add to the area’s traffic density.
The Preserve at Wards Creek would lie alongside State Road 16 at the “south end of Silverleaf Parkway near Wards Creek Elementary” in St. Johns County, FL.
