The FAT Village master plan, a collaborative effort between Hines and Urban Street Development, has broken ground, setting the stage for vertical growth within the 5.6-acre site at 501 North Andrews Avenue in Fort Lauderdale’s Flagler Village neighborhood. This expansive urban redevelopment aims to transform the FAT Village district with an influx of new housing, retail options, dining venues, Class AA office spaces, and entertainment facilities. The initiative, designed by Chicago-based SCB with Nebraska-based DLR Group designing the office component, represents a significant milestone in the area’s evolution. Following the announcement of a $220 million construction loan, this groundbreaking event heralds a new chapter of investment, job creation, and community enrichment, positioning the neighborhood as a prime destination for businesses and residents.
The project will introduce nearly 200,000 square feet of sustainable Class AA office space within the T3 creative office building, alongside 850 residential units spread across three towers. In addition, a 1,200-car commercial parking structure will support the anticipated influx of visitors and professionals. More than 80,000 square feet dedicated to food, shopping, entertainment, art studios, and galleries are set to cultivate FAT Village as a vibrant hub for creatives to live, work, and engage in leisure activities. This development promises to revitalize the district and foster a dynamic, interconnected community where innovation and culture thrive.
