ILP Developers Proposes 26-Story Apartment Tower Designed By NMD Nomadas In North Miami Beach

In North Miami Beach, a new development proposal seeks to transform a current restaurant and retail strip into a 26-story apartment tower, Elevate North Miami Beach Apartments (Elevate NMB), designed by Aventura-based NMD Nomadas with Thomas Engineering Group as the civil engineer and Architectural Alliance Landscape as the landscape architect. The city’s Planning and Zoning Board is slated to review the site plan today for the 37,183-square-foot site at 1973, 1981, and 1991 Northeast 163rd Street. Presently, the site hosts  CAO Bakery and Café, along with a massage business and a barber shop, within single-story buildings erected in 1950 and 1977.

Incorporating various materials and design elements, Elevate NMB is a meticulously designed modern contemporary structure showcasing aesthetic diversity and architectural depth. The design incorporates framing and shading elements to enhance visual interest, complemented by freestanding colonnades that provide a rhythmic architectural cadence. Variations in the building’s plane and a mix of materials contribute to the development’s dynamic facade.

The material board unveils an elegant array of earthy tones and refined textures. Stucco, rendered in subtle light grey and rich brown, infuses the exterior with depth, creating a harmonious interplay with the environment. Porcelain tiles echo the natural look of wood, lending a contemporary flair to the design. Balconies, highlighted by aluminum structures in both clear and dark brown, juxtapose modern sleekness against the backdrop of the building’s facade. Transparent glass railings on the balconies promise uninterrupted vistas, infusing residences with an air of sophistication, while the dark grey metallic guardrails are a nod to enduring style and substance.

Elevate 163 North Miami Beach LLC, led by Rafael Pecchio of ILP Developers based in Key Biscayne, acquired the site for $6.03 million in July 2023. The proposed development outlines a mix of 351 apartments and 3,034 square feet of commercial space over 618,786 square feet, incorporating 490 parking spaces. Residential units are designed to occupy from the second floor upwards, integrating into the parking structure, and feature an amenities deck on the ninth floor, including a pool, fitness center, lounge, sauna, and club room.

The range of apartment sizes spans from 592 to 2,212 square feet, offering various layouts. There are 116 one-bedroom units, 90 one-bedroom units with a home office, seven two-bedroom units, 120 two-bedroom units with a home office, and 18 three-bedroom units.

The developer has requested nine variance waivers to the city, encompassing the project’s structural and functional aspects. These waivers seek modifications for items such as the tower setback from the street, the size of ADA-compliant parking spaces, and the alleyway width. The requests also extend to the lot width and the implementation of decorative screening for the parking garage, opting for this in place of the standard liner building. These waivers aim to integrate the project’s distinct design elements and maintain the vibrant, pedestrian-oriented environment that the development envisions. To preserve the area’s community spirit, plans are underway to include CAO Bakery and Café in the new establishment, allowing it to continue as a local staple.
