Cymbal DLT Companies (Cymbal DLT) has completed construction on Laguna Gardens, a 341-unit garden-style multifamily community designed by the award-winning international design firm Jo Palma and Partners, located in the City of Miami Gardens. The development is now welcoming its first tenants after successfully issuing the initial Temporary Certificate of Occupancy (TCO). Situated at 20775 Northwest 17th Avenue, the community spans 10 low-rise buildings across 14 acres adjacent to Miami’s Hard Rock Stadium. It offers apartments ranging from one to three bedrooms, between 650 and 1,330 square feet, and monthly rental prices starting at $2,000.
Laguna Gardens is among Florida’s first newly built multifamily developments to deliver under the Live Local Act (SB 102). Through the bill, tenants earning at or below 120 percent of the area’s median income qualify for attainable rental rates.

Upon receipt of its initial TCO, four out of 10 residential buildings at Laguna Gardens are now open for occupancy as leasing efforts continue and renters move in. The remainder of the development is expected to open this summer. Laguna Gardens is approximately 20% leased, just a few short months since beginning pre-leasing earlier this year.

With a contemporary, modern aesthetic, the development features sharp lines, a bright white paint palette, and floor-to-ceiling windows that contrast with the exterior organic elements. Pockets of lush greenery and butterfly gardens act as mini-parks, and a preserved lagoon lined by a walkway creates a tranquil oasis for residents amidst one of Miami-Dade’s most active neighborhoods.

Mirroring amenities found in luxury residential towers, the community Clubhouse offers a mini-market, state-of-the-art fitness center, game room, lap pool, multiple barbecue areas, a kids’ playground, a meditation garden, a metaverse room, a coworking space with A/V capabilities, and a rooftop lounge and garden with entertainment—all centered around world-class architecture, art, wellness, and sustainability.
The development’s design-driven apartment homes feature high-end finishes and amenities comparable to luxury condo developments, including kitchens with Italkraft cabinetry, modern stainless-steel appliances, floor-to-ceiling windows, expansive balconies, in-unit washers and dryers, walk-in closets, acoustic sound barriers, Nest thermostats, 9-foot ceilings, and lagoon views.

Naomi Fisher, an artist based in Miami and New York, consults and provides art for Laguna Gardens. Her work is included in the Hirshhorn Museum & Sculpture Garden collections, the San Francisco Museum of Modern Art, the Museum of Fine Art Boston, the Rubell Family Collection, and more. Her piece, Encyclia Tampensis, will be displayed on the property. She is currently taking Public Art Commissions. Recently, she completed work for Givenchy, Fairchild Tropical Botanic Gardens, and the Underline Park.
Fisher will also select artists for Cymbal DLT Arts Foundation’s ‘Artists-in-Residence’ program, which provides artists exclusive housing opportunities. The program was originally launched at the firm’s completed Oasis Pointe Residences, a waterfront apartment community in Dania Beach. It was completed in Spring 2022 within 14 months of groundbreaking amidst the COVID-19 pandemic and despite global supply chain disruptions.

Located in Miami Gardens’s heart, Laguna Gardens residents benefit from easy access to I-95 and Florida’s Turnpike. They are also close to the Hard Rock Stadium and Miami International Airport, nearby dining and shopping options, public parks, and corporate workspaces.
Miami Gardens has established itself as a sports center. It is home to the F1 Miami Grand Prix and has hosted six Super Bowls and two World Series at Hard Rock Stadium. The stadium also hosts the Miami Dolphins, the University of Miami Hurricanes, and the Miami Open. In 2020, the City was awarded the 2020 All-America City title, an honor bestowed on communities working to address local issues.
In June 2022, Cymbal DLT closed on $102.5 million in construction financing from Related Fund Management, an affiliate of Related Companies, to fund the project’s development.
The firm is planning its next development, the Nautico District, a $1.5 billion, six-acre luxury mixed-use project on Downtown Fort Lauderdale’s riverfront. The project will include residential, hotel, and retail uses.

Being near 95, Hard Rock Stadium and the airport sounds pretty noisy for an “upscale” development.
One side of the development backs to the turnpike, so that will be the primary source of noise. It’s more than 1/2 mile to the stadium as the crow flies. Sounds of banner planes, blimps, fireworks, etc on occasion, but otherwise not too bad in that area.
