202-Unit ‘Pine Island’ Gets Approval for Northern St. Johns County

Pine Island, a residential housing development in St. Johns County, recently got approval from city officials. The development will rezone 20 acres to a “Planned Unit Development.”

According to the Jacksonville Business Journal, the project will comprise five buildings, offering 40 to 42 units a piece. The community will offer a total of 202 at-rate market units. None are workforce housing, and the developers are not seeking approval under the Live Local Act.

In addition to the residences, Pine Island will also feature 50,000 square feet of commercial space. Coastland Group and Hart Resources are the two developers. Our sources indicate that some challenges the developers face include traffic density and the five buildings’ height.

In March 2024, developers proposed that the buildings would measure 50 feet, but they could be reduced to 45 feet tall if possible. While our sources don’t list an address for Pine Island, they note that the community is located in northern St. Johns County near Nocatee.

The Preserve at Ward’s Creek (pictured) was also proposed for St. Johns County.

Pine Island isn’t the only multifamily housing development unfolding in St. Johns County. Recently, Florida YIMBY reported on The Preserve at Ward’s Creek, an affordable housing complex that would offer 288 residences divided between various three-story structures.
