New York City-based JDS Development Group, one of the country’s leading companies in real estate development, has announced 80% of the inventory at Monad Terrace has been sold including all four penthouses. Designed by world-renowned design firm Ateliers Jean Nouvel, Monad Terrace is a high end residential development comprised of two structures of 7 and 14 stories, addressed as 1300 Monad Terrace and located along Biscayne Bay with it’s interior lot nestled between 13th Street and 14th Street in Miami Beach. This sales milestone has been reached with the recent closing of one of the building’s crown jewels, the opulent PH-A, which sold for $11.8 million.
With Kobi Karp onboard as the architect of record, Monad Terrace yields 59 luxurious residences across the two structures united by a glittering lagoon at the center of the property, clad in high-clarity glass curtain walls forming the honeycomb-like façade, wrapped with large outdoor terraces facing the waterfront. The buildings blend light and water, glass and steel into what Jean Nouvel refers to as “the reflection machine”, while the residences range from two bedrooms to five bedrooms spanning 1,453 to 5,350 square feet of interior space. Each residence is extraordinarily light-filled and carefully oriented to preserve uninterrupted views of Biscayne Bay, Downtown Miami and South Beach. Atelier Jean Nouvel also designed the expansive landscaped terraces sheltered by hanging gardens and framed by retractable floor to ceiling windows seamlessly blend the indoor to outdoor experience.
Limited residences remain with prices starting from $3 million. Sales and marketing is managed exclusively by Douglas Elliman Development Marketing.
GT McDonald is the general contractor managing construction, with WSP as the structural engineer. Kimley-Horn is the landscape architect and Steven Peller P.E. is the mechanical engineer.
