Demolition Permit Issued for 1401 Brickell Avenue, Paving Way for 40-Story ‘Santander Tower’

A demolition permit has been issued for the 1401 Brickell property in Miami, signaling the beginning of redevelopment for the site. Although plans for a new tower are in place, a new construction permit has yet to be filed. The issued permit outlines the total demolition of 236,877 square feet at an estimated cost of $5,890,000. The BG Group is listed as the contractor responsible for the demolition. The application for the permit was initially submitted in June 2023, and it was approved and issued on July 3, 2023.

In February, Miami’s Urban Development Review Board (UDRB) approved plans for this property’s new office building called Santander Tower. Santander Tower is designed to be a 40-story building, rising 765 feet above ground and 778 feet above sea level. The tower will include 612,918 square feet of Class A office space and 107,953 square feet dedicated to food and beverage services. Additionally, the building will feature a multi-level urban club atop its podium and provide 1,496 parking spaces. Santander Tower aims to achieve LEED Platinum certification, reflecting a commitment to sustainability and environmental standards.

The architectural design of Santander Tower features a striking and modern aesthetic with a lattice-like exoskeleton structure that wraps around the entire facade, creating a visually dynamic geometric pattern. This exoskeleton, composed of white diagonal cross-bracing elements, offers structural support and aesthetic appeal. The tower includes multiple terraces and balconies adorned with greenery, creating vertical gardens that integrate natural elements into the urban environment. A bold red band crowns the upper portion of the tower, providing a unique visual marker. The lower levels feature large windows and open spaces, likely for retail or communal areas, enhancing the building’s transparency and inviting atmosphere.

Handel Architects, a renowned New York-based firm, is the architect for the project. The owner of the property is Services and Promotions LLC, an affiliate of Santander Bank.
