First Look: Newgard Development Group’s Brand-New Renderings of Natiivo Fort Lauderdale

Newgard Development Group has unveiled new renderings for Natiivo Fort Lauderdale, a 40-story residential tower featuring 384 units at 200 West Broward Boulevard in downtown Fort Lauderdale. The project, designed by Arquitectonica with interiors by IDDI, aims to bring a fresh approach to urban living. These renderings offer a detailed look at the building’s residences, shared spaces, and amenities.

Located in downtown Fort Lauderdale, Natiivo Fort Lauderdale stands out as one of the few planned for-sale residential developments amidst the area’s extensive pipeline of over 50 new projects, which are primarily rental-based. According to a report by the Fort Lauderdale Downtown Development Authority (FTLDDA), the project represents a new model for urban living in the city’s rapidly growing core.

“These brand-new renderings enable prospective buyers to visualize how Natiivo Fort Lauderdale owners truly do not have to compromise when it comes to interior features, amenities, services, flexibility and lifestyle,” said Newgard CEO Harvey Hernandez. “No detail was spared by our renowned project team in conceiving this project, which takes our successful vision for Natiivo in Miami and Austin to another level.”

The fully finished and furnished residences at Natiivo Fort Lauderdale range from 500 to 1,200 square feet and are priced between $600,000 and $1.7 million. The units feature European-inspired design elements, including imported stone and rich wood finishes, blending modern luxury with functional living spaces.

The development offers a range of layouts, from studios to three-bedroom units, with sizes starting at 515 square feet and extending up to 1,150 square feet. Residences are outfitted with floor-to-ceiling windows, impact-resistant glass, spacious balconies, and modern technology features like smart home systems and keyless entry locks.

In addition to the residences, Natiivo Fort Lauderdale boasts a variety of amenities, including “The Splash,” a rooftop pool located atop the parking podium; “The Social,” a club room and lounge adjacent to the pool; “The Fit,” a fitness center featuring a spa area, locker rooms, and showers; and “The Dine,” a signature ground-floor restaurant. Ground-floor spaces will be curated to complement the neighborhood, including a selection of restaurants to enhance the surrounding area. The project’s proximity to key downtown attractions, such as the Brightline Fort Lauderdale station, the Broward Center for the Performing Arts, and Las Olas Boulevard’s retail and restaurant district, adds to its appeal.
