Massive Mixed-Use ‘HueHub’ Planned for 8400 NW 25th Avenue, Miami, FL

27th Ave HollandPark EcoreResidences LLC has plans for a massive mixed-use project in Miami-Dade County. If approved by city officials, HueHub would comprise five high-rise buildings, measuring 26 to 37 stories above grade.

Plans call for 3,233 residences and 57,260 square feet of retail. There would also be a one-story amenity center and two parking garages offering a combined 468 spots, per the South Florida Business Journal.

The developer purchased the 12-acre site for $29.3 million in 2023. It’s currently home to an office building, church, and a 140-unit affordable housing development known as “Covenant Palms”. Miami Condo Investments notes that prior to groundbreaking, these structures will be demolished.

Arquitectonica is the architect. The Miami-based developer also designed a 28-story tower that Florida YIMBY recently covered. It will offer 454 residences, 40 percent (about 181) of which would be workforce housing for those earning up to 120 percent of the area median income (AMI).

HueHub is one of the largest projects currently being filed under Florida’s Live Local Act. Under the legislation, developers can increase unit density, building height, and bypass the need for community feedback. Right now, Miami-Dade County’s Department of Regulatory and Economic Resources are reviewing the developer’s plans.

If approved, the project would take shape at 8400 NW 25th Avenue in Miami-Dade County’s unincorporated West Little River neighborhood.
