Plans are advancing for The Residences at Mandarin Oriental, Miami, with a detailed construction timeline unveiled for the dual-tower project at the southern tip of Brickell Key. The development will feature two interconnected towers supported by a podium with parking and amenities. The South Tower, rising to 850 feet with 66 stories, will house 228 private residences, including two-to-four-bedroom units up to 4,700 square feet and two duplex penthouses spanning over 7,000 square feet each.
The North Tower, which is planned to rise 426 feet tall, will become Mandarin Oriental’s new flagship hotel in North America. The structure will contain 121 guest rooms, 66 private residences, and 28 hotel residences. Both towers are designed to offer nearly panoramic, unobstructed views of the surrounding area, marking a unique opportunity for new ownership on Brickell Key.
Swire Properties, a longstanding real estate developer in Miami, is developing the project in collaboration with several leading firms. Kohn Pedersen Fox Associates (KPF) spearheads architecture, while Parisian designer Tristan Auer will craft the interiors. Shma, a Thai-based firm specializing in harmonious outdoor environments suited to urban settings, is leading landscape architecture.
Swire Properties Miami president Henry Bott confirmed the timeline, stating that the existing Mandarin Oriental hotel on the site will close on May 31, 2025, with demolition scheduled for the third quarter of 2025. Vertical construction for the new towers is slated to begin in the first half of 2026.
New construction permits were filed in early December 2023 for both towers and are currently under review. The new hotel, designated at 500 Brickell Key Drive, and the residential building, listed at 750 Claughton Island Drive, both have Moss & Associates listed as the general contractor.
