Habitus Edgewater HF B LLC hopes to move forward with an eight-story hotel in Miami’s Edgewater neighborhood. The 50,902-square-foot hotel would be under the Sonder banner, offering 61 rooms. Units would span 321 to 741 square feet, with a mix of studio, one-bedroom, and two-bedroom accommodations.
There would be 23 parking spots; 21 off-street and two on-street spots. In-unit amenities would include kitchenettes, while guest amenities would include a top-floor swimming pool, BBQ area, and gym. While our sources don’t estimate a nightly rate, the Circ in Hollywood (which is also under the Sonder brand) currently has rates starting at under $100 a night.
Miami’s Planning, Zoning and Appeals Board considered the project’s plans on November 6. Habitus Edgewater HF B, an affiliate of Habitus Capital, purchased the .2-acre site for $1.95 million; it’s currently home to a two-story residential building that was constructed in the early 1930s.
North Miami-based IDEA Architect designed the mid-rise building. It also designed mixed-use Patagonia, which the Pompano Beach Development Review Committee considered in July. The South Florida Business Journal shares that this isn’t the first time the developer has proposed a hotel under the Sonder banner in Miami-Dade County. The firm proposed another eight-story hotel in 2023, with sitework starting earlier this spring.
