Developer Acquires Edgewater Site for Tower 36 Designed by KPF Architects

One Thousand Group has announced acquiring and financing a 1.6-acre site in Edgewater, Miami, where they plan to build a mixed-use development dubbed Tower 36. The $53 million transaction, financed by Cirrus Real Estate Partners, includes three parcels at 3601 Biscayne Boulevard, 345 NE 36th Street, and 409 NE 36th Street. Positioned at a key intersection connecting Edgewater with Miami’s Design District, the site provides convenient access to Midtown, Wynwood, and Downtown Miami.

The project, designed by the internationally renowned architecture firm KPF Architects with ODP Architecture & Design as the architect of record, will include branded residences, transient options, commercial and retail spaces, a private members club, and a range of dining and wellness amenities. Following the success of the developer’s iconic One Thousand Museum project, Tower 36 will also feature a rooftop helipad and heli-lounge.

KPF Architects, led by Robert Whitlock and Lloyd Sigal, is introducing sustainable design elements, advanced technology, and walkability features into the project. Their approach aims to seamlessly connect Tower 36 to Miami’s cultural and urban landscape.
