It appears that new mid-to-large scale developments are popping up more often towards the southern regions of Miami-Dade County. In Naranja, a community north of the City of Homestead, this happens to the case, where many vacant plots of land are being scooped up for various types of mixed-use projects. Another proposal is currently being reviewed by the Department of Regulatory and Economic Resources seeking approvals for the multi-unit Artisan Pointe, a mixed-use project comprised of three buildings of 4 and 5 stories located at 26115 South Dixie Highway. The owner of the applications is CGarco Investments LLC and designed by Palenzuela & Hevia Design.
Plans call for the development of two parcels of vacant land, which to the city is known as Parcel A & B, and the construction of two 4-story structures and one 5-story structure. The project will feature 3,473 square-feet of commercial space, 202 residential units, 188 parking spaces and 19,161 square feet of open space, exceeding the required criteria of the city for new construction .

As per the Letter of Intent, “The development employs different treatments on the façades, such as scored stucco finishes on accent walls, dark bronze aluminum framed glass windows and sliding doors, and dark bronze anodized railings for the balconies. These architectural features combine with thoughtful landscaping to break up the development’s massing and create an aesthetically pleasing development that is appropriate for the area and a marked improvement from the existing development.”

The applications remain under the administrative site plan review by the county. Ground breaking dates have not been announced.
