100 Las Olas could be unseated as Fort Lauderdale’s tallest building. Arosa Development has proposed a mixed-use 54-story tower that would offer residences, commercial space, and parking. Here’s what’s in store.
Our sources report that the venture would measure 600 above grade, occupying a 27,591-square-foot that currently serves as a parking lot located between two high-rise buildings. The venture would comprise 607 studio to three-bedroom homes where residents would have access to a rooftop bar, along with other communal amenities.
Aside from the residences, plans call for more than 3,700 square feet of commercial space, along with nine levels of parking, granting 659 spots. Of those spots, 52 will be provided to the Nola Lofts Building, which would sandwich the high-rise between The Rise at Flagler Village.
Fort Lauderdale’s Design Review Committee heard the proposal yesterday. FSMY is the architect. The firm also designed a 540-foot-tall development that Florida YIMBY covered in April 2024. The 46-story venture would offer 288 studio to three-bedroom homes, with the homes’ square footage starting at 506 square feet.
Arosa Development’s project has been proposed for 315 NE 3rd St, Fort Lauderdale, FL, 33301, in Broward County. The site’s previous owner proposed a 32-story tower in 2020 but instead sold the site to Arosa Development for $7.7 million late last year.
