North Beach’s Development Boom Gains Momentum With New Residential and Mixed-Use Projects

North Beach, a historically low-rise and quiet section of Miami Beach, is undergoing a wave of redevelopment as developers capitalize on new zoning incentives and increasing demand for housing. The neighborhood, which spans 63rd to 87th streets between the Atlantic Ocean and Biscayne Bay, has seen an influx of investment following a 2017 voter-approved increase in floor area ratio (FAR) within the North Beach Town Center, allowing for greater density and revitalization.

The area, known for landmarks such as the Miami Beach Bandshell, North Shore Park & Youth Center, and Normandy Shores Golf Course, is also set to benefit from a $53.8 million community complex at 72nd Street, which will bring an aquatic center, library, expanded green spaces, and pickleball courts to the neighborhood.

Several developers are bringing new residential and mixed-use projects to North Beach. Among them, Lefferts Development has planned four condominium projects—72 Park, PALMA Miami Beach Residences, 72 Carlyle, and a newly proposed development at 880 71st Street—which will introduce over 450 residential units. 72 Park, already 90% sold, is scheduled to open this quarter and will feature a Roberta’s pizzeria, marking the first Miami location for the Michelin Bib Gourmand-recognized Brooklyn-based restaurant.

Other significant projects are also shaping the neighborhood’s future. Ella Miami Beach is under construction, the historic Broadmoor and Ocean Surf properties are set for redevelopment into a new residential tower, and Shoma Group’s Shoma Bay mixed-use development is underway along the waterfront. Additionally, the former Deauville Beach Resort site is slated for a branded hotel redevelopment, and Palm Tree Crew, led by DJ Kygo, is planning a boutique hotel concept nearby.

With a mix of new residential, hospitality, and public infrastructure projects from multiple developers, North Beach is evolving into a more dynamic and connected part of Miami Beach. As construction activity increases, the neighborhood’s transformation reflects broader trends of urban renewal and investment in the region.
