Miami-based Lombardi Properties has proposed a high-rise office building in Miami-Dade County. The project, which the Next Miami calls “161 Office,” would measure 12 stories above grade and comprise more than 45,000 square feet of new construction. It would take shape on two parcels that make up a 12,200-square-foot site.

The already-existing commercial building on the property, built in the early 1970s, would be demolished to make way for the new development. Lombardi Properties purchased the two parcels for $5.15 million in last year’s fourth quarter.

The South Florida Business Journal lends further insight into the office building’s specs. It reports that the second through eighth floors would host “move-in ready spec office suites” that would measure 900 to 2,400 square feet each; they would feature conference rooms and kitchens. The ninth floor would have the office’s amenities, some of which would include a fitness center and an outdoor terrace; the remaining upper floors, rather than offer divided offices, would include full-floor leases, spanning close to 2,500 square feet.

Deforma Studio designed 161 Office. Wynwood’s Design Review Committee intends to hear the proposal on Tuesday. 161 Office could soon take shape at 161 N.W. 29th Street and 160 N.W. 30th Street, Miami, FL, 33137, in Miami-Dade County.
