Construction to Start on ‘NoMi Square’ This Summer at 13855 NW 17th Avenue, Miami, FL

Nearly three years after securing approval for NoMi Square, Integra Investments is one step closer to breaking ground, thanks to a $65 million construction loan. Construction is expected to start on the seven-story venture this summer, where it’s estimated to take two years.

Upon completion, NoMi Square will measure seven stories above grade and comprise 342 units, all of which will be designated as workforce housing. Miami-Dade County defines workforce housing as affordable homes available to families earning 60 to 140 percent of the area median income (AMI). For a four-person household, this currently ranges from $42,600 to $99,400 annually.

Communal amenities at NoMi Square include a swimming pool, children’s playground, and fitness center, among other on-site features. Aside from the residential component, the project would yield close to 3,160 square feet of commercial space and 518 parking spots. Integra Investments acquired the 7.6-acre site for $4.5 million in 2021.

Anillo Toledo Lopez Architecture designed the project. The Miami-based firm also designed River Haus, an eight-story, 154-apartment building. Miami Today noted that the project secured approval from the UDRB on two conditions: add an elevator and invest in the area’s landscaping.
