Master Permit Issued for 70-Story Okan Tower in Downtown Miami

The City of Miami has issued the master construction permit for Okan Tower, marking a critical milestone for the 70-story mixed-use development rising at 555 North Miami Avenue in Downtown Miami. With this approval, the development team can now advance full-scale interior buildout and mechanical system installation across the tower, including plumbing, HVAC, electrical, elevators, and life safety systems.

Okan Tower is being developed by the Okan Group and constructed by Okan Construction LLC. Upon completion, the tower will rise 902 feet, making it one of the tallest buildings on the Miami skyline. The development will be anchored by the Hilton Miami Bayfront Hotel, which spans floors 14 through 30 and is being built to five-star standards. Structural work on the hotel portion is complete, and interior work is underway.

Vertical construction has reached the 30th floor, with formwork progressing through the hotel mezzanine level. The structure is climbing at a pace of approximately one floor per week, with the 50th floor anticipated by the end of 2025. Topping out is projected for 2026, followed by residential and hotel occupancy in 2027.

Designed by Behar Font & Partners, the tower features a distinctive curving silhouette inspired by the tulip, a national symbol of Turkey that reflects the developer’s cultural heritage. The tower’s profile tapers gently toward the crown, where a rooftop pool deck will eventually complete the structure’s iconic form.

The mixed-use program includes 236 condo-hotel units managed by Hilton Hotels & Resorts®, 163 luxury Sky Residences, nearly 68,000 square feet of Class A office space, and more than 80,000 square feet of amenities. All amenity spaces, except for the rooftop pool, have been structurally completed.

The issuance of the master permit allows for coordinated work across all building systems and trades, consolidating approvals into a single authorization. For the development team, it marks the transition from structural progress to experiential realization.

    I have been following this project from the begining. It’s awesome and one block from the Brightline Miami Central station.
