92-Townhome Development ‘the Princeton Apartments’ Planned for 12949 S.W. 248th St., Princeton, Florida

Developer Princetown DCR LLC has filed plans for a multi-family community in its namesake Florida city.

The Princeton Apartments would comprise 92 townhomes in five buildings. The one-bedroom to three-bedroom residences would span about 605 to 1,255 square feet each. Unlike many townhome developments, these residences would not feature garages; however, residents would have access to 143 surface parking spots. Communal amenities would include a fitness center, residents’ lounge, and swimming pool.

Princetown DCR LLC purchased part of the Princeton Apartments’ build site for $1.55 million earlier this March. It has an additional three parcels currently under contract. The development’s future site is home to some single-family homes, but aside from that, it’s mostly vacant. Pascual Perez Kiliddjian Starr Architects and Planners designed the complex.

The Princeton Apartments is currently in its pre-application phase, where developers hope to get county officials’ and community feedback before advancing. While Miami-Dade County is seeing a boost in affordable housing developments, these will be market-rate homes. RentCafé shares that the average monthly rent of a 950-square-foot apartment in Princeton is currently $2,139. Homes at the 92-unit complex may or may not fall into that range.

The Princeton Apartments is slated for the 4.9-acre property at 12999 and 12949 S.W. 248th St., Princeton, Florida, 33032, in Miami-Dade County.
