ASPR Application Submitted For Southland Pines 32-unit Townhome Development In South Miami Heights

Southland Pines LLC, an affiliate of DCR Capital Partners, has submitted an Administrative Site Plan Review (ASPR) application to Miami-Dade County for Southland Pines, a build-for-rent townhome community in South Miami Heights designed by Fred R. Cardoso Architect. The 4.28-acre site spans two parcels at the southwest corner of SW 193rd Terrace and SW 125th Avenue and the southeast corner of SW 194th Street and SW 127th Avenue.

Southland Pines will consist of 32 two-story townhome units distributed across five pods, three of which will contain three townhomes each and two of which will contain two townhomes each. All residences will offer four-bedroom, three-bathroom layouts averaging 1,500 square feet of space. Each townhome will include two private parking spaces at its entrance and feature modern high-end finishes such as luxury vinyl tile flooring, modern wood cabinetry, stainless steel appliances, impact windows and doors, and central air conditioning. Every unit will be separately metered for electric and water, with tenants responsible for their own utilities.

The project aggregates the Century Trillion and Global Estates subdivisions under the Miami-Dade Workforce Housing Development Program, which grants a 25 percent density bonus. The Century Trillion subdivision spans 74,923 square feet and was previously entitled for 13 units but will now yield four triplexes and one duplex. The Global Estates subdivision covers 110,206.8 square feet, with a tentative plat approved and final punch list items nearing completion, and will contain six triplexes.

The developer reportedly broke ground on the project earlier this year, with completion scheduled for the second quarter of 2026. The ASPR application was officially filed on August 28, 2025.

Altogether, the development conforms with the EU-M zoning district and the Low-Density Residential Comprehensive Development Master Plan designation. The applicant states that the design remains consistent with Miami-Dade County planning and development guidelines while advancing the County’s Workforce Housing objectives.
