Astor Progreso Village Planned As 12-Story Mixed-Use Development In Fort Lauderdale

Plans have been filed for Astor Progreso Village, a 12-story mixed-use development at 4 NW 7th Street in Fort Lauderdale’s Progreso Village neighborhood. The 341,635-square-foot project is being developed by Midtown Capital Partners and designed by CUBE 3. The triangular site, formerly used as a salvage yard, sits within the Northwest Regional Activity Center – Mixed Use East district and is bordered by NW 7th Street, NW 1st Avenue, and the FEC railway.

The structure is planned to rise a little over 127 feet, yielding 249 multifamily units in a mix of studios, one-bedroom, and two-bedroom layouts. Plans also call for 1,861 square feet of ground-floor commercial space fronting NW 7th Street, with pedestrian improvements including oversized sidewalks, landscaping, and on-street parking.

The newly released renderings show an L-shaped structure rising above a landscaped podium, with active street-level retail and vertical wooden louvers softening the building base. Deep balconies and glass railings define the upper floors, while the amenity deck features a pool surrounded by cabanas and lounge seating. A rooftop pickleball court and bar pavilion add to the recreational program. Artistic murals, green walls, and integrated lighting treatments further enhance the façade along the pedestrian realm.

Amenities will be located on the fourth floor, including a pool, barbecue area, yoga lawn, and indoor gym. A rooftop pickleball court is planned at the building’s crown, positioned along the railway side and buffered from adjacent properties. A greenspace is also planned for the northwest corner of the site.

The accompanying material board indicates a palette of off-white, dark teal, and dark grey stucco finishes, clear glazing, and aluminum framing. Glass railings in dark grey and clear finishes accentuate the balconies. The podium incorporates golden pecan wood cladding and operable wooden louvers, complemented by off-white ground-floor canopies, dark grey metallic fencing, and exterior lighting. Signage will be white and back-lit, and a mural wall with final graphics still to be determined will provide a focal design element along the façade.

Vehicular access will come from NW 1st Avenue and NW 7th Street, supported by three levels of structured parking. The main entrance on NW 7th Street will lead to a lobby with co-working space, a leasing office, and a mailroom.

The development’s residential mix will deliver 180 studios ranging from 407 to 551 square feet, 8 junior one-bedrooms at 650 square feet, 22 one-bedroom units spanning 758 to 870 square feet, and 39 two-bedroom units ranging from 922 to 1,267 square feet. There would be 309 parking spaces

The project team includes EcoPlan, Inc. as the landscape architect, Kimley-Horn as the civil and traffic engineer, and Greenberg Traurig as the land-use attorney.
