Vita at Grove Isle Reaches Completion at 4 Grove Isle Drive in Coconut Grove

CMC Group has completed Vita at Grove Isle, a 7-story boutique waterfront condominium located on the private island of Grove Isle in Miami’s Coconut Grove neighborhood. Following the issuance of a Temporary Certificate of Occupancy, unit closings are now underway at the development, which contains 65 condominium residences.

Vita at Grove Isle is situated on the 20-acre gated island just offshore from Coconut Grove and is accessible via a private bridge. The project is developed by CMC Group, led by founder Ugo Colombo, and represents the firm’s most recent residential delivery in Miami. The building is the only new luxury condominium to deliver in Coconut Grove in 2025, allowing for immediate occupancy.

Sales activity at Vita began in 2023 alongside the project’s groundbreaking. According to the development team, the buyer profile has been largely domestic, including local Miami residents transitioning from single-family homes in surrounding neighborhoods. The development was positioned to offer large floor plans within a condominium format, paired with full-service amenities and waterfront access.

Most of the residences at Vita have been sold. Remaining inventory is priced from approximately $6.5 million and includes a two-story penthouse with a private rooftop pool and terrace priced at $22 million.

According to the development team, Colombo maintained direct involvement throughout the project, overseeing elements ranging from façade engineering and interior layouts to material selection and building systems. Residences incorporate smart home technology, Italian-sourced marble finishes, and integrated lighting and climate systems.

Vita continues Colombo’s broader development portfolio in Miami, which includes Bristol Tower, Santa Maria, Porto Vita, Grovenor House, EPIC Hotel & Residences, Brickell Flatiron, and Onda Residences in Bay Harbor Islands. These projects span more than three decades of residential and mixed-use development in South Florida.

The architectural team for Vita includes Arcadis, S&E Architects, and Italian designers Carlo and Paolo Colombo of A++ Architecture. The project is composed of three interconnected buildings named Mare, Luce, and Sole, which are arranged as a single curved form intended to follow the island’s shoreline. The massing and orientation were designed to maximize bay views from each residence.

Amenities at Vita include a bayfront swimming pool, pickleball and padel courts, a poolside bar and lounge, a fitness center and spa, and access to the Grove Isle Racquet and Yacht Club, which includes additional recreational facilities and tennis courts. The property will also include La Sponda, an Italian restaurant by Gioia Hospitality Group, expected to open in 2026.

Residential units feature private elevator access with dedicated foyers, open-plan kitchens with concealed Miele appliances, and bathrooms finished with Italian cabinetry, European fixtures, and book-matched marble. Ceiling heights reach at least 10 feet from finished floor to drop ceiling, and residences include pre-installed home automation systems, air and water filtration, and soundproofing measures.

The development includes 12 two-story penthouses, each with a private rooftop terrace. These penthouses incorporate swimming pools, summer kitchens, and increased ceiling heights of up to 11 feet, along with expanded outdoor living areas.

Grove Isle remains one of Miami’s most secluded residential enclaves, offering waterfront views and proximity to Coconut Grove, Brickell, Coral Gables, and Miami Beach. The island community combines gated access with marina facilities and recreational amenities, while remaining minutes from the mainland.

With Vita now complete, CMC Group has begun construction on its next Coconut Grove project, Four Seasons Private Residences Coconut Grove. The development is being delivered in partnership with Fort Partners and recently broke ground, continuing the firm’s focus on high-end residential projects in South Florida.

    across the street from Fresh Market.

  2. Expected so much more from CMC than this flying saucer. It was ugly from the jump.
