Subtext Proposes Student Housing Development Near UM at 6504 S.W. 57th Ave, South Miami, Florida

St. Louis-based Subtext has plans for a student housing development near the University of Miami.

The seven-story building would comprise close to 500,000 square feet of new construction and feature 263 rooms, allowing for 754 beds. Rooms would span one-bedroom to four-bedroom layout plans; it would be a rent-by-the-bed model. Communal amenities would include a fourth-floor swimming pool, along with a fitness center, game lawn, and yoga studio. The mid-rise building would also host a ground-floor coffee shop.

South Miami’s Design Review Board considered plans for the development on January 6th. Subtext currently has the 2.73-acre build site under contract from its current owner, Red Road Properties. The site currently hosts 48 apartments that were constructed in the late 1940s. Arquitectonica designed the student housing community.

Subtext is no stranger to building student housing developments in Florida. Florida YIMBY reported on its first project, Verve Orlando, in October 2024. The 446,078-square-foot venture, which has since reached completion, features 200 units and 626 beds. That venture is intended to serve students attending the University of Central Florida. It was designed by Dwell Design Studio.

The latest seven-story student housing development is slated for 6404 to 6504 S.W. 57th Ave, South Miami, Florida, 33143, in Miami-Dade County.
