The Miami Beach Historic Preservation Board is scheduled to review a proposed outdoor amenity redevelopment at the Fontainebleau Miami Beach during its meeting on Tuesday, February 10. The review represents a key step in determining how the landmark oceanfront resort at 4441 Collins Avenue may update its facilities while maintaining its historic character.
The proposal has been submitted by Fontainebleau Development, which is led by Chairman and Chief Executive Officer Jeffrey Soffer. According to application materials, the project focuses on the reconfiguration and enhancement of existing outdoor amenity areas, including recreational and family-oriented facilities, within the current resort grounds. The plan does not expand the hotel’s footprint, alter its architectural massing, or increase density, and no additional traffic impacts are anticipated.

Several tourism and hospitality organizations have submitted written statements of support. In correspondence to the Preservation Board, the Greater Miami Convention and Visitors Bureau described the proposal as a response to changing travel patterns and visitor expectations. The Greater Miami and the Beaches Hotel Association also expressed support, citing reinvestment in existing properties as an important factor in maintaining Miami Beach’s long-term competitiveness.

Project documentation indicates that the redevelopment is being designed in coordination with the Florida Department of Environmental Protection and will incorporate resiliency measures aligned with updated coastal construction standards. These elements include native dune landscaping and water management infrastructure. The applicant has stated that the work is expected to generate construction employment as well as additional hospitality-related positions upon completion.

The Historic Preservation Board’s review on February 10 will result in a recommendation on the proposal. That recommendation will be forwarded as part of the city’s broader review process, with subsequent consideration by other reviewing bodies as required under Miami Beach development and preservation procedures.
