‘Elevate 54’ Planned Near Brownsville Metrorail Station at 2845 NW 54th St, Miami, FL

An affiliate of Bay Heights Capital intends to move forward with a multi-family development under the Elevate banner near Miami’s Brownsville Metrorail station.

The proposed Elevate 54 would measure eight stories and comprise 75 units, ranging from studio to two-bedroom apartments. Most of the homes would be one-bedroom units. Developer 54 St Owner, LLC intends to file under the Live Local Act, which offers various incentives if 40 percent of a project’s homes are designated as workforce housing.

The 30 workforce units at Elevate 54 would be reserved for households earning at or below 120 percent of the area median income (AMI). Miami-Dade County’s median household income was $87,200 as of May 2025. While our sources did not disclose any major amenities, the venture would host 1,090 square feet of ground-floor retail, an on-site residential leasing office, and walking paths.

Caymares Martin Architecture designed Elevate 54. The building measures 90 feet at its highest point. 54 St Owner, LLC assembled the 0.702-acre site for a combined $1.225 million in late 2024. Floridian Development reports that, at the time of publication, the developer had not yet filed for any permits with the county.

If approved, it would occupy 2845 NW 54th St, Miami, FL, 33142, in Miami-Dade County.
