Two local developers have joined forces on a condo-hotel under the Marriott banner in St. Petersburg.
The Marriott Tribute Hotel would measure six stories above grade and comprise 87 units, most ranging from studio to two-bedroom layouts. Floors two through four would have 22 units each, the fifth floor would feature 18 units, and the top floor would host three penthouses. The three-bedroom penthouses will measure 1,240 square feet, while the other units would span 500 to 1,000 square feet.
The ground floor will host more than 10,000 square feet of restaurant and retail space, specifically a 3,350-square-foot restaurant, a 1,000-square-foot café, and over 7,000 square feet of retail. A sampling of some communal amenities includes a fitness center, rooftop swimming pool, and multiple terraces with views of the Intracoastal Waterway.

The developers initially presented plans for the Marriott Tribute Hotel in July 2025 and later revised design plans to blend more with the area’s fishermen’s village aesthetic. Place Architecture designed both concepts, the latest plans borrowing from the surrounding historic buildings.
Co-developer Bill Karns purchased the condo-hotel’s build site in 2021 and has since leased it to Florida Parking Co. Rezoning changes in 2024 increased the site’s allowable residential density, paving the way for the project’s construction.
The Marriott Tribute Hotel is slated for 129th Avenue East, Madeira Beach, Florida, 33708, in Pinellas County.
