Construction is nearing completion on The Sound Apartments, an 8-story mixed-use residential development located at 8111 South Dixie Highway in West Palm Beach. The project is being developed by Woodfield Development in partnership with Flagler Realty & Development Inc., with Verdex Construction serving as general contractor and Spina O’Rourke + Partners acting as architect of record and interior designer. Delivery is targeted for September, with initial move-ins anticipated in the third quarter of 2026 and full completion expected later this year.

The Sound Apartments will yield 358 residential units, including 90 workforce housing apartments designated for households earning at or below the applicable area median income thresholds. Residences will consist of studio, one-, two-, and three-bedroom layouts ranging from approximately 500 to 1,388 square feet.

Ground-floor commercial space will total approximately 19,000 square feet of outparcel retail. Trader Joe’s has signed a lease for 15,000 square feet within the development. The remaining 4,000 square feet will be delivered as divisible retail space that can accommodate either one tenant or two separate 2,000-square-foot storefronts.

“This project reflects our continued investment in West Palm Beach and our confidence in the South End’s long-term growth,” said Ross Abramson, partner at Woodfield Development. “Construction is progressing steadily, and the addition of Trader Joe’s underscores the strength of the location and the demand for thoughtfully planned, mixed-use communities.”

Located in the South End neighborhood of West Palm Beach, the development occupies a site along South Dixie Highway near the Intracoastal Waterway. Apartments are expected to offer views toward the Intracoastal, The Park golf course, Downtown West Palm Beach, and Palm Beach.

Planned amenities include a coworking lounge, indoor pickleball courts, a resort-style swimming pool, a rooftop sky lounge, and a landscaped waterfront walkway with a dock and kayak or canoe launch along the adjacent canal.

“We are thrilled to formally announce Trader Joe’s at this location. We are confident that this will be an exciting addition to the surrounding community,” said Patrick Koenig, co-founder of Flagler Realty & Development. “The Sound Apartments brings together new housing, affordability, and neighborhood-serving retail in a way that supports the continued evolution of the South End.”

Woodfield Development established its Florida presence in 2020 with the completion of Oversea at Flagler Banyan Square in West Palm Beach. Since then, the firm has commenced or completed construction on more than 3,000 residential units across the state, representing more than $1 billion in development over the past five years.

  1. Extremely generic, un-monumental, and a missed opportunity for the entrance to West Palm Beach, but hey… at least Trader Joe’s is coming!
