14-Unit ‘The Sunshine Club’ Set for 2027 Completion at 12200 Gulf Boulevard, Treasure Island, Florida

Construction has officially commenced on the Sunshine Club, an upscale boutique development on Treasure Island. The venture was initially proposed in 2022.

The Sunshine Club is slated to measure six stories above grade, featuring one level of ground-floor parking and five levels of condo-hotel units. Each of the 14 units will include two bedrooms and two bathrooms, along with terraces measuring 1,000 square feet.

Communal amenities at the Sunshine Club will include a private swimming pool, spa, and resort-style deck. Residents will have the option of living in their units or renting them out on a nightly basis. The Sunshine Club itself is not directly on the beach but offers easy oceanside access; the Gulf of Mexico is just 200 feet away.

Sales haven’t officially launched for the Sunshine Club, but when they do, homes will be priced starting from $900,000. Pro Development USA is the developer. The South Florida-based firm purchased the project’s 0.28-acre site for $1.5 million in August 2025. The site previously hosted five buildings constructed in the 1930s; they were not historically significant and demolished to pave way for new construction.
