Texas-based Developer Proposes 350-Unit ‘Minnesota Avenue’ at 1955 Minnesota Ave., Winter Park, FL

Texas-based Embrey has plans for a multi-family housing development in Central Florida. Minnesota Avenue would rest on a 5.78-acre site and comprise 350 apartments.

Of those homes, 16 would be studios, 177 would be one-bedroom units, 141 would be two-bedroom units, and the remaining 16 would be three-bedroom units. Communal amenities would include a swimming pool and centralized courtyard. Residents would also have access to an on-site parking garage outfitted with long-term bicycle storage stations.

Christian church Calvary Orlando owns the project’s property; the build site currently serves as its parking lot – which has an estimated $3.5 million value. The Orlando Business Journal reports that the parcel is also zoned under the Calvary Assembly of God planned development.

The City of Orlando’s Municipal Planning Board intends to review plans for Minnesota Avenue on April 21st. Renderings submitted to the Board show a mid-rise garden-style building where upper-level homes come outfitted with balconies, and lower-level homes feature patios.

The community itself would be centered around the communal swimming pool, with a retention pond to the east. As noted, Embrey is the developer. Kimley-Horn is the civil engineer. Minnesota Avenue has been proposed for 1955 Minnesota Ave., Winter Park, FL, 32789, in Orange County.
