Vertical construction has topped out on Downtown 6, a 60-story mixed-use residential tower at 46 NE 6th Street in Downtown Miami. The project is being developed by Melo Group and will ultimately deliver 824 residential units upon completion. The tower reached its full height roughly 12 months after construction began in early 2025 and remains on track for completion in the fourth quarter of 2026.
Recent aerial photos show the project has progressed rapidly since groundbreaking, with interior build-out now underway through the 40th floor and exterior glass installation advancing through the 50th floor. The structure now stands among a growing cluster of high-rise developments surrounding the Miami Worldcenter district, where a wave of residential construction is reshaping the northern portion of Downtown Miami.

Downtown 6 occupies a site within walking distance of Biscayne Boulevard and major civic and cultural institutions including Miami Dade College, the Freedom Tower, the Pérez Art Museum Miami, and the Adrienne Arsht Center for the Performing Arts. Several Metromover stations are also located nearby, providing transit connections throughout Downtown, Brickell, and the broader urban core. The tower also stands adjacent to Okan Tower, which is currently under construction, and directly across the street from 600 Miami Worldcenter, another residential high-rise currently underconstruction.

The project continues Melo Group’s long-running development activity in Miami’s urban core. Over the past two decades the firm has delivered thousands of residential units across Downtown Miami, Edgewater, the Arts and Entertainment District, and the Miami River corridor. The developer is widely recognized for delivering large-scale residential towers on accelerated construction timelines, a pattern reflected in several recent projects including the Aria Reserve condominium towers in Edgewater.
Downtown 6 also joins Melo Group’s twin Downtown 5th rental towers located on the same block, creating a concentrated cluster of residential development within this portion of Downtown Miami. Combined, Downtown 6 and the Downtown 5th towers will contribute more than 1,800 apartment units to the neighborhood, significantly expanding the residential population within walking distance of the Miami Worldcenter district and nearby transit infrastructure.

With the tower’s superstructure now complete, work will continue on interior finishes, façade installation, and mechanical systems as the project advances toward its anticipated completion in 2026.
