Superstructure Work on 2900 Terrace Progresses in Edgewater, Miami

Superstructure work is beginning to intensify at 2900 Terrace, a 32-story multifamily tower rising at 401 NE 29th Street in Miami’s Edgewater neighborhood. Designed by Arquitectonica and developed by Oak Row Equities and LNDMRK Properties, the 362-foot-tall structure is expected to yield more than 360,000 square feet of space, according to the master permit. The project will contain 324 rental units, 15,536 square feet of ground-floor retail space, and parking for up to 504 vehicles within its podium. Coastal Construction is serving as the general contractor, with L&R Structural acting as the shell contractor overseeing the tower’s concrete frame. NE 29th Terrace bounds the approximately 1.5-acre development site to the north, NE 4th Avenue to the west, and NE 29th Street to the south.

Recent aerial photographs show the reinforced concrete superstructure expanding across much of the block, with the podium levels now clearly taking shape. The structural frame is defined by a grid of thick concrete columns and newly poured slabs outlining the footprint of the building’s parking podium. Red perimeter safety rails and formwork line the structure’s edges as crews continue assembling vertical columns and shoring for upcoming pours. At the time the images were captured, portions of the structure appear to have reached roughly five stories in height, while formwork and temporary supports are already in place for the next level above.

Most of what is visible at this stage represents the parking garage and the base of the tower. A large open slab section can be seen toward the southern portion of the site, which remains temporarily exposed and will be built up with several additional concrete levels to complete the podium structure. Once filled in, this section will tie into the surrounding garage floors and form part of the base supporting the residential tower above. Within the slab geometry, the early outlines of the tower’s footprint begin to emerge toward the center of the site, where thicker columns and tighter structural spacing indicate the future residential core and tower floor plates. Based on the current construction sequence, residential levels are expected to begin several floors above the garage, likely around Level 8, once the podium and amenity deck are completed.

Two yellow tower cranes mark the site, their jibs stretching across the block to support the ongoing assembly of the reinforced concrete frame. Two concrete pump booms are positioned on the upper deck to facilitate slab and column pours, while formwork systems wrap around newly cast columns along the podium levels. Exposed rebar cages, partially formed columns, and deck sections awaiting concrete placement reveal multiple active work areas across the structure. The entire construction site is enclosed by continuous blue construction fencing.

The tower volume for 2900 Terrace appears to be taking on a sort of T-shaped profile, with the podium structure spreading broadly across the site while columns and concentrated structural elements toward the center begin to define the footprint of the residential tower above.

The development will feature a mix of one- to three-bedroom rental residences designed with 10-foot ceilings, floor-to-ceiling glazing, and expansive wraparound balconies. A series of amenity spaces is planned across the podium levels, including content creation studios, a yoga and fitness center, sauna facilities, and a resort-style pool deck with outdoor lounge areas.

At the ground level, the building will incorporate retail space alongside a large residential lobby and an open-air plaza. Construction is advancing at a steady pace, with crews maintaining an estimated vertical cycle of roughly one floor every week and a half. With the podium structure continuing to rise and preparations underway for the tower floors above, the project is expected to top out later this year, with completion targeted for the fourth quarter of 2027.

  1. I like the plaza and wide sidewalks for a good pedestrian experience. The building has a nice presence at street level, but the banal apartment tower sits on an ugly podium. Ugh. Wish they designed something better.
