Construction has broken ground on Phase I of Camp Lake Commerce Center, a three-phase 1.4 million-square-foot industrial park in Minneola, Lake County, being developed by FRP Development Corp. and Strategic Real Estate Partners. The 163-acre project is positioned with direct access to the Florida Turnpike and U.S. Highway 27 and is described as the first logistics development of its kind in Minneola. Phase I will consist of two industrial buildings totaling 377,892 square feet. At full buildout, the campus is planned to contain seven buildings, with Phase I scheduled for delivery in the fourth quarter of 2026.
The broader development is planned to span approximately 1.4 million square feet across three phases and will ultimately provide capacity for 996 parking spaces and 193 trailer spaces. The buildings are being designed to support modern logistics operations with 32-foot clear heights and other contemporary warehouse specifications.
Phase I will introduce two industrial facilities with 296 parking spaces and 85 trailer spaces. Additional features will include 60-foot speed bays, dock-high and drive-in loading, build-to-suit office space, and 32-foot clear heights within the warehouse areas. The first phase is intended to provide logistics space for a range of users seeking efficient regional distribution access within Central Florida.
The project is rising in a fast-growing portion of Lake County, near the new AdventHealth hospital campus in Minneola. The surrounding area is also seeing additional mixed-use development, including the planned Hills City Center project, a 96-acre development slated to bring residences, retail, senior housing, medical office space, and event space to the city.

Camp Lake Commerce Center is also being marketed for its regional connectivity within the Orlando metropolitan area, which is home to nearly three million residents. The site offers access to major highways and distribution routes serving Orlando, Tampa, Ocala, Jacksonville, The Villages, and other growing Florida markets. The development team states the property also reaches more than 500,000 residents within a 15-mile radius and benefits from proximity to a sizable workforce base.

Leasing efforts for the project are being led by CBRE’s David Murphy, Monica Wonus, and Gaby Gissy. The development is designed to accommodate tenants seeking between 20,000 and 335,000 square feet of space. Planned building features will include 2,000 amps of power per building, interior LED lighting, and exterior lighting controls. The property is also located near a range of retail and service destinations, including Publix, Home Depot, Aldi, Walmart, BJ’s, Kohl’s, Target, Winn-Dixie, Ross Dress for Less, and Belk.
FRP’s active logistics and warehouse pipeline in Florida and New Jersey includes Logistics Center at Delray in Delray Beach, Logistics Center at 595 in Davie, Logistics Center at Lakeland in Lakeland, Logistics Center at Parsippany in Morris County, New Jersey, and Logistics Center at Hamilton in Hamilton Township, New Jersey.
