Gatsby Florida Partners with Hedrick Brothers Construction for ‘The Modern’ at Palm Beach Gardens

Gatsby Florida has selected Hedrick Brothers Construction as the general contractor for The Modern at Palm Beach Gardens, an eight-story Class AA office tower planned for 11200 RCA Center Drive in Palm Beach Gardens. The development is slated to span 220,000 square feet, and recent reports indicate that pre-leasing is underway as the project advances toward a targeted groundbreaking this year. 

The Modern is being developed by Miami-based Gatsby Florida and is positioned as a high-end workplace development aimed at corporate tenants seeking new office space in Palm Beach County. Published project descriptions indicate the building will contain 25,000-square-foot floor plates, a rooftop tenant terrace, a fitness center, conference facilities, ground-level retail and dining components, and a six-level parking garage with EV charging. Leasing is being handled by Darryl Kaplan of Darryl R. Kaplan Company. 

Gatsby Florida said the selection of Hedrick Brothers Construction marks a key development milestone for the project. Hedrick Brothers is headquartered in West Palm Beach and has been active across commercial, institutional, and luxury construction sectors in Florida. 

“The Modern is a sophisticated project that requires a partner with an impeccable track record,” said Babak “Bobby” Ebrahimzadeh, President and CEO of Gatsby Florida. “Hedrick Brothers represents the gold standard for construction in South Florida, and their involvement ensures this tower will be the premier workspace in the region.”

According to published marketing and trade reports, the project is being marketed to financial, legal, and Fortune 500 tenants, continuing a broader office development trend in Palm Beach County centered on newer, amenity-focused workspace. Earlier coverage from late 2025 reported that approximately 25 percent of the tower’s gross leasable area had been preleased, though more recent reports reviewed here confirm active pre-leasing without specifying an updated percentage. 

The tower is also planned to include a 10,000-square-foot fine-dining restaurant, 7,000 square feet of quick-serve restaurant and service space at the garage’s street level, full-building generator backup, and tenant amenities intended to support a live-work environment. LoopNet marketing materials list office availability at the property and indicate projected retail availability beginning in July 2027, offering a rough public-facing timeline for occupancy.

The Modern joins Gatsby Florida’s growing South Florida portfolio. Previous reporting states the company acquired the roughly seven-acre site in 2022 for $17.5 million and moved forward with a development concept tied to an earlier approved site plan. Gatsby’s portfolio also includes the fully leased DiVosta Towers in Palm Beach Gardens.
