Florida YIMBY has learned of an update regarding a high-rise venture slated for Miami-Dade County. Our initial November 2024 report shared that JDS Development Group was proceeding with a 29-story tower that would feature 100 condos and a 180-seat ground-floor restaurant.
Now, JDS Development Group has teamed up with Terra to form a joint venture, 1250 West Ave Owner LLC, and has filed updated plans with the Miami Beach Development Review Board. New plans call for a 28-story tower that would feature 106 condos, with floorplans measuring from 1,692 to 5,066 square feet.

Residential amenities would include two swimming pools (located on the ground and top floors), a padel court, and an expansive fitness center. Additionally, there would be 1,653 square feet of commercial space and 250 parking spots, some of which would be located underground.
In total, the 28-story tower would comprise 478,872 square feet of new construction and occupy a 1.91-acre site. That parcel currently hosts the Bay Garden Manor Condominium, which was constructed in 1964 and features 238 units in 15 stories. 1250 West Ave Owner LLC purchased the site for about $120 million in September.
The Miami Beach Development Review Board intends to review the mixed-use venture’s proposal on May 14th. If approved, it would be located at 1250 West Ave, Miami Beach, FL, 33139, in Miami-Dade County.
