Construction Starts on ‘Charleston Ridge Apartments’ at 9949 Elyton Loop, New Port Richey, Florida

Construction has started on a mixed-use project with luxury housing in Pasco County. Charleston Ridge Apartments will comprise 230 units; they include one-bedroom to three-bedroom apartments, along with six townhome-style units.

The Tampa Bay Business Journal reports that interior finishings are set to include stainless steel appliances, walk-in closets, and glass-enclosed showers. Other features include quartz countertops and smart keyless entry.

Communal amenities will include (but aren’t limited to) a fitness center, 12 electric vehicle charging stations, and a clubroom. There will also be a 2,700-square-foot resort-style swimming pool. Aside from the residential aspect, the mixed-use Charleston Ridge Apartments will feature 10,000 square feet of commercial and retail space in a three-story building.

In total, Charleston Ridge Apartments will require more than 250,000 square feet of new construction, occupying 18 acres. Alabama-based Dobbins Group is the developer. Capstone Building Corp. is the general contractor. The firm, also headquartered in Alabama, intends to finish construction by 2027.

Pasco County has many unfolding real estate projects. In December 2025, Florida YIMBY covered Hillcrest East Multifamily, a 30-acre residential project. Led by Blackwater Real Estate, the community would feature more than 300 apartments and townhomes in San Antonio.

Charleston Ridge Apartments is currently unfolding at 9949 Elyton Loop, New Port Richey, Florida, 34654, in Pasco County.
