The project is being developed by Alcazar Development Group III, LLC and designed by Anillo Toledo Lopez, LLC. Submitted through Miami-Dade County’s Administrative Site Plan Review process on May 5, 2026, the proposal calls for approximately 220 residential units and 2,400 square feet of ground-floor commercial space on a 4.41-acre site.
The development site lies within the Leisure City Urban Center District, specifically the Core and Center Sub-Districts, where Miami-Dade County has encouraged compact, transit-supportive, and pedestrian-oriented development patterns. Application materials identify the proposal as an affordable housing project intended to support the county’s broader planning objectives for increased residential density in designated urban areas.

According to the letter of intent, the project’s commercial component is intended to activate the streetscape and provide neighborhood-serving retail or service uses that complement the surrounding community. The filing also states the development will incorporate a mix of indoor and outdoor residential amenities concentrated primarily at ground level in order to contribute to an active pedestrian environment while improving quality of life for residents. Surface parking accommodations for residents and visitors are also planned as part of the overall site layout.

Architecturally, the project is designed as a long linear mid-rise structure articulated through a series of recessed and projecting volumes. Renderings show a predominantly white exterior palette accented by beige, muted gray-blue and warm yellow facade elements distributed across different sections of the building. The overall composition emphasizes horizontal continuity while incorporating shifts in color, balcony placement, and facade modulation intended to align with the Urban Center District’s pedestrian-oriented planning framework and contemporary multifamily architectural character.

The filing further states that the project’s building massing and site design are intended to align with Urban Center District guidelines that promote walkability, an appropriate urban scale, and integration with the surrounding context. The proposal also seeks to support economic activity through limited commercial uses while contributing to the continued growth and revitalization of the Leisure City corridor.
Per state records, Alcazar Development Group III, LLC lists Jano Holdings II, LLC, RRG at Veranda, LLC, and Cicera Group, LLC as managers of the entity.
