Construction Could Start on Seven-Story ‘Vitalis Tower’ in Q4 at 21291 NE 28th Ave, Aventura, FL

The Aventura City Commission has approved plans for a mid-rise office building that could start construction by the end of this year.

The venture, called Vitalis Tower, will measure seven stories above grade and feature medical office and retail space. According to the venture’s website, Vitalis Tower is slated to include more than 300,000 square feet of new construction.

Specifically, plans call for 115,000 square feet of medical office space, averaging to about 120 medical condos. They will start at 500 square feet, with the cost of ownership starting at $450,000. In addition to the medical office aspect, Vitalis Tower will host 11,000 square feet of retail and 356 parking spots.

Medical Offices of Uptown Aventura LLC is the developer. The firm is led by Bernardo Rieber and Noel Epelboim. The South Florida Business Journal reports that they have the project’s 1.63-acre property under contract. Previously, the site was approved for a seven-story 263,371-square-foot medical office building (with construction beginning in 2023), but construction halted after it was foreclosed.

Vitalis Tower boasts a new design, along with various scaled-down features. It’s set for 21291 NE 28th Ave, Aventura, FL, 33180, in Miami-Dade County.
