FAA filings have been submitted for a 695-foot-tall tower at 20 NE 8th Street on Block E within the Miami Worldcenter complex in Downtown Miami. Designed by Nichols Architects and associated with New York City-based Lalezarian Properties, the structure appears to correspond with Miami World Tower 2B, a future phase planned for the south-central portion of the block across. The filings, identified as ASN 2026-ASO-8298-OE through 2026-ASO-8300-OE, were submitted on May 21, 2026 by MWT X LLC, an affiliate of the developer, and are currently under aeronautical study by the Federal Aviation Administration, with the structure rising between 707 and 708 feet above sea level.

Plans for the remaining phases of Miami World Towers call for approximately 2,000 additional residential units across Block E. Following completion of Phase 1, which introduced more than 550 residential units to the site, the remaining development program includes Phase 2A, a shorter 25-story tower, alongside Phase 2B and Phase 3, both planned as substantially taller mixed-use towers rising roughly 66 to 68 stories.

Block E is generally bounded by NE 8th Street to the north, North Miami Avenue to the west, and NE 1st Avenue to the east within the western portion of the Miami Worldcenter district. The southern edge of the assemblage borders an adjacent retail structure immediately north of the Flow Miami towers.
A separate City of Miami master construction permit application filed on February 25, 2026 and accepted for review on March 12, 2026 appears to support movement on the tower further. The filing, currently listed as under review pending applicant corrections, describes a 65-story multifamily rental building with 705 residential units, a 694-foot building height, a 13-level parking garage component, 393,161 square feet of new construction, and an estimated cost of $220 million. Permit filing statistics can differ from final development figures as plans advance, though the listed scope closely aligns with the FAA applications and previously revealed plans for Miami World Tower 2B. No general contractor is currently listed in the permit record, though Coastal Construction served as general contractor for the completed first phase of Miami World Tower.
