Construction Continues To Rise on 38-Story Pendry Tampa in Downtown Tampa

Construction is continuing to rise on Pendry Tampa, a 38-story mixed-use hotel and residential tower under development at the corner of Ashley Drive South and East Whiting Street along the Tampa Riverwalk in downtown Tampa. Designed by Arquitectonica with interiors by Studio Munge and developed by Two Roads Development in partnership with Montage International, the project will yield 220 hotel guestrooms, 200 Pendry Residences, meeting and event space, and a collection of hospitality and wellness amenities. Kimley-Horn is the landscape architect, and Coastal Construction is serving as general contractor.

Recent construction updates shared by Two Roads Project Director Jon Orebaugh on LinkedIn indicate that the reinforced concrete superstructure remains on pace, with crews continuing to add approximately one floor per week. The tower appears to have advanced into the low-to-mid 20-story range, placing construction well beyond the midpoint. According to Orebaugh, exterior elements are beginning to take shape, with stucco and paint progressing on multiple elevations, decorative fins being installed around the parking garage, and structural steel now complete above the ballroom spaces.

The construction update follows other recent news tied to the project. Pendry Hotels & Resorts recently appointed Stephane Mercier as general manager of Pendry Tampa, which is expected to open in 2027. Mercier brings more than 35 years of global hospitality experience, with a background spanning Europe, the Americas, and the Caribbean.

The development occupies a prominent waterfront parcel overlooking the Hillsborough River and will combine luxury hospitality accommodations with privately owned residences within a single tower. Upon completion, hotel uses will occupy floors one through 14, while the residential component will be located above on the upper levels of the building.

Planned amenities for the hotel component include over 12,000 square feet of conference and ballroom space, a 20,000-square-foot spa, a fitness center, a children’s club, multiple food and beverage venues, and Riverwalk-facing retail and restaurant space.

Residences will be located on levels 15 through 37, with layouts ranging from one-bedroom, one-and-a-half-bath residences to three-bedroom, three-and-a-half-bath homes spanning approximately 1,380 to 3,217 square feet. Each residence is planned with 10-foot ceiling heights, custom-designed kitchens and bathrooms, and large private terraces.

Residential amenities will include a residents-only lobby and elevators, a private rooftop pool and sundeck, residential staff, valet service, and an owners’ lounge. Hospitality services will be provided by Pendry Hotels, with property management handled by Montage Hotels & Resorts. Planned services include in-residence dining and kitchen provisioning, extending the hotel’s service model into the residential component.

At the current pace of approximately one floor per week, YIMBY estimates that Pendry Tampa could top out within the next several months. The project is expected to open in 2027.
