A pre-application has been filed for Santa Cruz Isles, an 8-story affordable senior living development planned for the northwest corner of SW 150th Avenue and SW 282nd Street in Leisure City, Miami-Dade County. Designed by Kaller Architecture, with Javier Tavel of Centennial Management Corp. listed as the applicant, the 94-foot-tall building would contain 120 one- and two-bedroom senior living units above ground-floor parking. The property is owned by 28201 SW 152 AVE, LLC, an entity managed by Lewis Swezy, founder, CEO, and president of Centennial Management Corp.
The property spans approximately 3.895 acres, or 169,653 square feet, according to Miami-Dade County property records. Preliminary site plans indicate that the proposed development would occupy the eastern portion of the parcel, with a listed gross lot area of 90,951.6 square feet, or approximately 2.09 acres. The site is located approximately two blocks east of South Dixie Highway, near the boundary with Naranja, and is positioned diagonally across from The Olivia, a nearby residential complex.

Residential offerfings would consist of one-bedroom, one-bathroom units measuring approximately 873 square feet and two-bedroom, two-bathroom units spanning approximately 1,380 square feet. Ground-floor parking is planned with 64 spaces, including three ADA-accessible stalls.

The following axonometric diagrams depict an L-shaped structure organized around surface parking areas, while the primary rendering reveals a contemporary architectural design. The exterior would be clad in a combination of white, beige, and charcoal-colored stucco finishes accented by vertical wood-tone elements and small balconies.

Building amenities would be distributed across several levels. Floor plans show an exercise room on the second floor, with additional amenity areas planned on the seventh and eighth floors, though their specific uses are not identified in the plans. The eighth floor also appears to include a covered terrace.
