Hathaway Development has acquired an 11-acre parcel within the 215-acre Wyld Oaks master-planned development in Apopka, where the Atlanta-based multifamily developer plans to build Exchange at Wyld Oaks, a 325-unit apartment community. The project is located within the larger mixed-use development at the intersection of State Road 429 and West Kelly Park Road in northwest Orange County. Ground breaking is expected this month, with the first units anticipated to begin delivering in summer 2027.
According to GrowthSpotter, the 11-acre parcel traded for $13 million. The acquisition was completed through Dewfall Hathaway, a partnership between Hathaway Development and Dewfall Development. Financing for the approximately $71 million development includes a $47 million construction loan from Ameris Bank, $22 million in equity from Carlyle Realty Partners X, and an additional $2 million contribution from Hathaway. Construction is expected to begin this month, with the first apartments anticipated to deliver in summer 2027.

The Wyld Oaks master plan encompasses approximately 215 acres along the western side of State Road 429 south of West Kelly Park Road. According to Wyld Oaks founder Joseph Beninati, the original land assemblage totaled roughly 315 acres, though portions have since been sold for healthcare and other uses, including an AdventHealth emergency room and helipad site. The project is being advanced through a development model in which the master developer completes horizontal infrastructure before selling individual parcels to vertical developers.
At full buildout, Wyld Oaks is planned to include residential neighborhoods, retail and restaurant space, hospitality uses, healthcare facilities, medical and professional office space, educational uses, parks, trails, entertainment venues, and approximately 1.5 million square feet of industrial space. Previously announced components include an AdventHealth health village and medical campus, Wyld Green, an outdoor entertainment venue, and fiber infrastructure planned through the project’s WyldTech initiative.
The development site is positioned along one of Central Florida’s fastest-growing corridors, where more than 13,000 housing units are planned or under construction in the surrounding northwest Orange County market, according to data cited by the developer. The area has experienced substantial growth following the completion of the State Road 429 Beltway, which has accelerated residential and commercial development throughout the Apopka and Kelly Park corridor.
According to the development team, nearly two miles of internal roads, sidewalks, and street lighting have already been completed within Wyld Oaks. Additional residential, commercial, healthcare, and hospitality components are expected to move forward as development continues across the site.
