Fifield Cos. Seeks Rezoning Approval for ‘Crystal Residences’ at 110 Phoenetia Ave, Coral Gables, FL

The Coral Gables Planning and Zoning Board will consider rezoning plans for a mixed-use project named Crystal Residences on June 17th. If approved, developer Fifield Cos. would be one step closer to realizing its 226,193-square-foot project. Its application is requesting that the 1.47-acre site be rezoned from “special use district and religious/institutional” to “mixed use/commercial mid-rise intensity.”

Crystal Residences would measure nine stories above grade and feature 184 residences, as well as 16 live-work units. Homes would span one-bedroom to three-bedroom layout plans, spanning about 660 to 1,300 square feet. Residents would have access to a suite of private amenities, such as a swimming pool and ninth-floor amenity deck.

Plans also call for incorporating the Crystal Academy (a non-for-profit autism therapy center on the build site), which would span about 10,000 square feet. Of that square footage, 5,000 would be for an educational center, while another 4,000 would be a designated playground. Crystal Residences would also host 20,508 square feet of open space and a 301-spot parking garage.

Fifield Cos. purchased the project’s build site in April for $16 million. In 2022, the seller of the property, Century Homebuilders Group, filed plans for a development, but those plans never transpired.
