Construction has begun on Crescendo, the fourth and final tower at Link at Douglas in Miami, following the securing of a $134 million construction loan. The 37-story residential tower is located at 3070 SW 37th Avenue and represents the final phase of the larger 7-acre, master-planned, transit-oriented development. Developed by 13th Floor Investments and Barings, the project will yield 392 apartment units adjacent to the Douglas Road Metrorail Station and is expected to complete in 2029.
The developers secured the financing from Santander Bank in partnership with TD Bank and First Horizon Bank.

Developed in collaboration with Miami-Dade County and its Department of Transportation and Public Works, Link at Douglas has transformed publicly owned land surrounding the Douglas Road Metrorail Station into a mixed-use district centered around housing, retail, and transit connectivity. As part of the original agreement, the development team invested more than $17 million in public infrastructure improvements, including a full renovation of the Metrorail station and the creation of a public plaza with direct connectivity to The Underline.
Link at Douglas has been years in the making, dating back to 2019 when construction began on the first phase of the transit-oriented development. That phase included the 22-story, 312-unit Core tower and the 37-story, 421-unit Cascade tower, both of which were completed in 2023. More than a year after breaking ground, the third tower, Cadence, is now rising and will stand 35 stories tall with 432 apartment units, with completion expected in 2028. With the addition of Crescendo, Link at Douglas will ultimately encompass 1,557 apartment units across four residential towers.
Located at the intersection of U.S. 1 and Douglas Road between Coral Gables and Coconut Grove, Crescendo will expand the residential component of the development while continuing the project’s focus on transit-oriented density adjacent to one of Miami-Dade County’s busiest Metrorail stations.
The broader Link at Douglas master plan was designed by Arquitectonica and includes residential, retail, office, and public open space components integrated with the surrounding transit infrastructure. Upon completion of Crescendo, the project will conclude the multi-phase redevelopment of the Douglas Road station area, replacing former transit-owned surface parking and underutilized land with a high-density mixed-use community connected directly to regional transit and The Underline.
